Built in Ann Arbor, for Ann Arbor.
We started this because every other site answers the wrong questions. They tell you what a house costs. They don't tell you whether it's a fair price for that block, or whether you're about to lose it. Here's exactly how we try to.
Selling Ann Arbor is a real-estate site for Washtenaw County — every active listing, organized the way people who live here actually think about the place: by neighborhood, by what's about to go pending, and by what a home is really worth on its own street.
Where the data comes from
Listings come straight from Flex MLS, the multiple listing service Washtenaw County agents use. We pull from it every 15 minutes, so a new listing, a price cut, or a status change shows up here almost as fast as it does on an agent's own dashboard. Photos are mirrored to our own storage so pages stay fast and images don't disappear when a listing changes hands.
We currently track 1,338 active homes across Ann Arbor, Ypsilanti, Saline, Dexter, Chelsea, and the surrounding townships, plus the homes currently under contract that feed our pending estimates.
How we pick comps
A price only means something next to the right comparables. When we estimate what a home is worth, we don't reach for the county average — we look for recent sales that actually resemble it: similar size, similar age, and as close to the same block as we can get. Geography first, then beds and baths, then square footage. The goal is a defensible range you could show a skeptical neighbor, not a single mystery number.
On the Sell with us page, that turns into three things: a list-price band, the three closest recent comps, and one honest note on what would move the number up. A real person reviews every one before it goes out.
The 7-day pending estimate
On Closing Soon we rank homes by how likely they are to go under contract in the next week. This isn't a guess — it's an empirical hazard built from the days-on-market curve of 2,663 recent Washtenaw listings that did go pending. For a home that's been listed d days, we ask: of the homes that lasted at least that long, what share came off the board within the following seven? Listings with too little history to score honestly are pushed to the bottom rather than guessed at.
A note on what's still in beta: the per-listing pending probability and the personalized fit score we're building for each home are early. We'd rather ship a model we can explain and improve in the open than a black box. Where a number is an estimate, we say so.
What we don't do
- We don't sell your contact information. Ever.
- We don't bury the listing agent or pretend a home is ours when it isn't.
- We don't invent a single "value" and hide the comps behind it.
- If you ask us to remove your address from a feature, we will.
See it on your own home.
