Pending season is on
Late May is when Washtenaw inventory moves fastest. Here's what the days-on-market curve is telling us this week.
If you’ve felt like good houses are disappearing fast, you’re not imagining it. Late May is reliably the tightest stretch of the Washtenaw calendar: spring listings have hit the market, buyers who wanted to be in before the school year are motivated, and the gap between listed and under contract compresses.
A few things we’re watching:
- The well-priced central Ann Arbor house is going first. In Burns Park, the Old West Side, and Water Hill, anything sensibly priced and showing well is drawing fast interest. Our Closing Soon board leans heavily on these right now.
- The county edges have more room. Out in the townships and the smaller towns — Manchester, Milan, the rural stretches — buyers have time to think. That’s where patience still pays.
- Condos and townhomes near downtown are their own market. Steady, less seasonal, and worth a look if you’re priced out of a single-family on a brick street.
If you’re a buyer, the move this month is to be ready: financing lined up, your must-haves clear, and an eye on the homes most likely to move. If you’re a seller weighing the timing, the front half of summer is still firmly in your favor — here’s what your home is worth.
We’ll check back on the curve next week.
